Property Owner Notification

The County received notice from the US Department of Homeland Security Federal Emergency Management Agency (FEMA) regarding proposed changes to the County’s flood insurance rate maps (FIRM).  The proposed changes include revisions to the base flood elevation (BFEs) boundaries, or 100 year flood plain, on the Clear Creek, Soda Creek, and Chicago Creek stream systems.  

The Board of County Commissioners want to inform potentially affected property owners of the revisions proposed by FEMA.  We welcome you to contact our office at 303.679.2352 to seek additional information regarding the revisions.  Maps depicting the proposed revisions are available for review in our office located at the County Annex Building at 1111 Rose Street in Georgetown.  Additionally, said maps are located on the County’s website at

There will be a Community Meeting to discuss the changes and provide information to property owners at 5:30 P.M. on January 29, 2018 at Idaho Springs City Hall 1711 Miner Street, Idaho Springs, CO 80452.

Please note, you have the right to appeal the proposed revisions to FEMA.  The Site Development Department is responsible for accepting any appeals and forwarding them on to FEMA for consideration.  The deadline for the County to submit appeals is March 19, 2018.  Therefore, you should submit your appeal, if applicable, to the Site Development Department as soon as possible.  In order to appeal the proposed revisions, one must submit scientific, technical data explaining why the proposed boundaries are inaccurate.  If you believe you are adversely affected by the proposed revision, you should contact an engineer to further evaluate your specific property.

Proposed Flood Hazard Determinations for Clear Creek County, Colorado and Incorporated Areas

The Department of Homeland Security's Federal Emergency Management Agency has issued a preliminary Flood Insurance Rate Map (FIRM), and where applicable, Flood Insurance Study (FIS) report, reflecting proposed flood hazard determinations within Clear Creek County, Colorado and Incorporated Areas.  These flood hazard determinations may include the addition or modification of Base Flood Elevations, base flood depths, Special Flood Hazard Area boundaries or zone designations, or the regulatory floodway.  Technical information or comments are solicited on the proposed flood hazard determinations shown on the preliminary FIRM and/or FIS report for Clear Creek County, Colorado and Incorporated Areas.  These flood hazard determinations are the basis for the floodplain management measures that your community is required to either adopt or show evidence of being already in effect in order to qualify or remain qualified for participation in the National Flood Insurance Program.  However, before these determinations are effective for floodplain management purposes, you will be provided an opportunity to appeal the proposed information.
